Property Management

 

Property Management is defined as a branch of the real estate business involving the marketing, operation, maintenance and day-to-day financing of rental properties.  It comprises the range of functions concerned with looking after buildings, including collection of rents, payment of outgoings, maintenance including repair, provision of services, insurance and supervision of staff employed for services, together with negotiations with owners, tenants or prospective tenants.

In sum, Property Management is all about enhancing the value of the property being managed.  Thus incorporating a reliable and satisfactory maintenance service is a very good foundation in realizing the property owner's dream of continually increasing the value of their treasured property.

The Maintenance Job

A preventive maintenance is a maintenance activity due to a scheduled maintenance action.  Preventive maintenance, unlike corrective maintenance, is the practice of replacing components or subsystems before they fail in order to promote continuous system operation. The schedule for preventive maintenance is based on observation of past system behavior, component wear-out mechanisms and knowledge of which components are vital to continued system operation.  

Corrective maintenance is defined as all actions required in addition to normal servicing schedules to maintain a specified condition. Corrective maintenance consists of the actions taken to restore a failed system to operational status. This usually involves replacing or repairing the component that is responsible for the failure of the overall system. Corrective maintenance is performed at unpredictable intervals because a component's failure time is not known before the failure occurs. The objective of corrective maintenance is to restore the system to satisfactory operation within the shortest possible time.

Aside from Preventive and Corrective Maintenance, inspections are also used in order to uncover hidden failures (also called dormant failures). In general, no maintenance action is performed on the component during an inspection unless the component is found failed, in which case a corrective maintenance action is initiated. However, there might be cases where a partial restoration of the inspected item would be performed during an inspection.

 

The works

 

Defects and rectification works are common to all projects. The Amandari Condo is not an exception. To remedy the situation, both the Residents Association Committee and Management Corporation/Developer are working closely to ensure that all the defects are rectified in time to the satisfaction of the residents.
